The power of the For Sale Board
I think you’ll agree that one of the most common things that comes to mind when thinking of estate agents is the trusty For Sale board. If you drive down the street, then you’ll no doubt pass many different boards from a range of estate agencies despite the fact that lots of sellers are choosing not to have one nowadays.
As estate agents, it’s our job to market your home completely and the For Sale board is one of the most useful 24/7 tools out there. I would prefer that all the homes we bring to the market have a For Sale board as you never know who will be coming past your property.
Let’s start with the biggest objection and get it out the way. I fully understand that an agent putting a big sign outside your house is going to attract attention from the neighbours and if you are a private person, then this may worry you slightly if you don’t want them to know your business. The only problem with this way of thinking is that they’re going to find out anyway. When random people start appearing at your doorstep every other day or people start to drive by your house slowly, they’re going to know somethings up. And that’s only if they haven’t already seen your home advertised through our social media campaigns, online marketing or letters we deliver to their door asking if they know anybody looking to move in the area.
A lot of homeowners think that For Sale boards are just advertising for the agent. In a way, this is correct but probably not how you were thinking. I prefer to look at it from the perspective that it generates calls from buyers who are looking rather than people looking to sell. A buyer may phone us because they’ve seen a property elsewhere and as a large part of our business is working with and matching buyers to their dream homes, we may recommend them to come and see your home. Therefore, the network of For Sale boards are all working together to put us in touch with motivated buyers who we can then bring round to see your property.
The last point I would like to make is that For Sale board can also be really handy in helping viewers find the property when they come to have a look. There’s nothing worse than a buyer having to go up and down the street in their car trying to find a house which looks exactly the same as every other one on the road. It can make them turn up frustrated, maybe even with the wrong mindset and therefore their focus is not on looking round your home but rather the stress they have had to go through in getting there. It goes without saying, that if someone believes it’s hard work to actually get to the front door of your home, there probably not going to offer.
